5 Ideas for your extra land



Do you have extra land? Curious what to do with it? You could list it for sale, as most people do; the problem with land transactions is that every single person looking to buy will do everything in their power to convince you that your land isn't as valuable as other acres in the area. Selling may be a necessity for most people, however, if you can afford to pay the taxes on it for a little while and have some capital to invest there are some interesting options for your extra acreage. First, with the Coronavirus changing the way we live our lives for the time being, people are craving entertainment options. While streaming services are making deals with movie studios to stream some movies early there are still a massive number of people who want to get out and watch a movie. Why not make a drive-in theater? It's basically a parking lot with a projector and giant screen; yes, it is more complex than that, but as far as a way to make money without having to do a whole lot, what more could you ask for? Hire a couple teenagers to run your popcorn stand and sell tickets and you're set. My second idea is near and dear to my heart; leasing the land for hunting/fishing. There are many people in this country/world that are looking for a nice place to hunt/fish. Depending on the size of your property and it's topographical features you might be sitting on some money to the right outdoor sportsman. Do some research online about leasing hunting lands and you'll start going down a rabbit hole I go down often on sites like LandWatch. While you're looking up that, check out the land available in northern Canada. Just beautiful.

The third idea is renting the land to an internet company who wants to put up a tower in your area. This works out better for people who don't live near a big city, as it's usually small rural companies that are looking for space to set a tower. However, more than just internet companies rent tower space. Wireless carriers might be interested in expanding in your area. If you haven't had your property analyzed then you may want to consider it for idea four, which is mineral rights. Whether it's coal, oil, natural gas, metal deposits, or gem stones, there is often something on your property that someone is interested in buying the rights to remove. The most common in my area is natural gas, which would mean a pump (the size depends on the deposit available to be removed) which many find to be an eyesore. However, if it's an eyesore that pays some of your bills every month then I bet you could learn to appreciate it. If the ground is flat and not covered in trees then you might rent the land to a farmer for either crops or hay, which is idea five. Farmers leasing extra land to expand their crops is a common practice, but it usually isn't worth the effort unless the land is either adjacent, or at least near, the land they are already working. It is definitely worth looking in to. No matter what you decide to do with your land you should check with a realtor and a financial planner before making a decision, as land law is fairly complex. Hopefully some of my ideas have got your brain moving and maybe even got you to come up with an idea of your own.
